  1. What kind of pets do you allow? Do you permit exotic pets?
    Dogs & Cats – Exotic allowed with management approval.
  2. How many pets may I have?
    2 per apartment
  3. Are there any deposits, special fees, or monthly charges to have a pet?
    Pet Deposit $375 1/2 is refundable.
  4. What must I bring with me to tour an apartment?
    Valid Photo ID
  5. What are your fees and monthly charges?
    Individual application fees are $35 for individual & $50 for a couple + Water, Sewer & Trash.
  6. What are the income and credit qualifications?
    Gross income must be 2.5 times the monthly rent rate.
  7. What is acceptable “proof of income” to sign a lease?
    Pay stubs, Tax Forms, bank statements, job offer letters for new employment.
  8. Is my security deposit totally refundable?
    Yes. If all conditions are met and lease-term is full-filled.
  9. Can I change to a month-to-month lease plan after my first year?
    Yes. Standard month to month rates would apply.
  10. What utilities are included in my lease?
    Gas
  11. How long is the term of the lease?
    Standard 12-month leases.
  12. Do you accept leases for short terms?
    Yes. With management approval.
  13. Am I required to have renters’ insurance?
    Not mandatory, but strongly recommended.
  14. Do you offer corporate apartments?
    Yes. With management approval.
  15. If something needs to be repaired in my apartment, how do I report it?
    You have several options! You can submit a service request through our website or call the office directly.
  16. When is my rent payment due?
    On the first of each month.
  17. What day of the month am I liable for a late charge?
    Late fees of $50 are assessed on the fourth day of each month, and accrue $10 daily until balance paid in full. Maximum late fee of $160.
  18. Will you accept electronic payments from my bank?
    Yes.
  19. Is there a place where I can pay my rent after office hours?
    Yes. You can submit payments online. Ask the office for more details.
  20. There is a person who might be staying with me for a while, is that permitted?
    Visitors staying longer than 2 weeks, will require management approval.
  21. Do you have reserved parking?
    No
  22. I have a motorcycle, where can I park it?
    In a designated parking space only. No parking allowed in breezeways per Fire Marshall.
  23. My children live with me in the summer; do I need to notify your office when they arrive?
    Yes. Please notify the office of any visitors staying longer than 2 weeks.
  24. Can I install my satellite dish at my apartment?
    Deposit is required, and satellite provider must follow State Laws.
  25. Are gas grills permitted at your property?
    Per Fire Marshall, grilling is not permitted 10 feet of the building.
  26. Are residents permitted to paint their apartment?
    Yes! We encourage our residents to make their new apartment home. A charge may be assessed upon move-out for color change.
  27. Will you accept my delivery packages for me?
    Yes
  28. Do you have a list of Preferred Employers?
    Yes! All teachers, students, military, and government employees save 5% off the rent. Please ask management if you would like to add your company.
